ANALYTICAL TOOLS FOR ASSESSING AND PLANNING REVENUES OF REAL ESTATE DEVELOPMENT ENTERPRISES

Abstract


The accelerated digitalization of socio-economic processes creates an unprecedented dialectical unity of challenges and opportunities in human capital formation, necessitating a rethinking of approaches to its development. The aim of the research. Development of scientific and theoretical provisions and practical recommendations for the formation of effective analytical tools for assessing and planning the revenues of real estate development enterprises in conditions of uncertainty and dynamism of the market environment. The subject of the research. Theoretical and methodological principles and applied tools for assessing and planning the revenues of real estate development enterprises. The methods of the research. The research is based on the synthesis of process and system approaches, the use of econometric methods, financial analysis, mathematical modeling, optimization methods, and decision theory. The hypothesis of the research. The implementation of comprehensive analytical tools that integrate diagnostic, prognostic, and optimization blocks allows increasing the efficiency of revenue management of development companies. The statement of basic materials. The author's interpretation of the revenues of a development company as a multi-level system of monetization of created added value is proposed. A multicomponent architecture of revenue formation and comprehensive analytical tools, including three interrelated functional blocks, have been developed. The originality and practical significance of the research. An innovative approach to the formation of analytical tools for managing the revenues of development companies has been developed, which provides a synergistic interaction of diagnostic, prognostic, and optimization blocks through a single information and analytical system. Conclusions and perspectives of further research. The necessity of an integrated approach to managing the revenues of development companies is substantiated. Further research is aimed at empirical approbation of the developed models and their adaptation to the specifics of different segments of the real estate market
